A real estate loan can be obtained not only for the purchase of a house, but also for other purposes:
- buying a property;
- purchase of land for construction of an individual house;
- construction of an individual house;
- modernization of an existing house (finishing, extension).
Requirements
If you work within the territory of the Republic of Moldova:- your official monthly salary or confirmed income is at least 6000 lei;
- you are a pensioner or your tenure at your current job is at least 6 months.
If you are a labor migrant:- you work officially abroad;
- within 12 months, your official monthly salary was at least 1000 euros.
If you have other sources of income besides salary/pension:
- You hold one of the following legal professions: lawyer, notary, court executor, judicial expert, translator, mediator, registrar;
- You receive monetary transfers from abroad from first-degree relatives;
- You receive dividends as a founder of a company registered in the Republic of Moldova;
- You have income from renting a property;
- You have income from copyright or royalties.
Tariffs
If you work within the territory of the Republic of Moldova:
- up to 5 000 000 lei;
- for a period of up to 30 years;
- financing up to 100% of the property value.
Commission:
- monthly servicing commission - 0%;
- loan issuance commission - 1%;
- early repayment commission - 0%;
- loan application processing fee - 0 lei.
Required documents
The following documents are required to apply for a mortgage loan:
ID card
The bank reserves the right to request supporting documents regarding your income in order to meet the prudential requirements specific by the parties.
Real estate evaluation
To apply for a loan, you need a property appraisal report prepared by a company agreed upon by the parties. Request the appraisal report online.
For income confirmation
- For clients officially employed in the RM: if necessary, salary account statement or salary certificate.
- For clients employed abroad or freelancers from abroad: a bank card statement (at a bank other than maib) must be presented, showing the salary and/or service receipts. In addition, the employment contract or any other document proving the employment/provision of services and the declaration on the payment of taxes on the income received must be presented (if applicable, but if there are such documents, it would be better to present them in original to the bank). Py slips are not accepted without a salary card statement.
- For clients with dividends: financial statements for the current and previous year, shareholders' minutes of distributing dividends, and bank statements showing dividend receipts (if received at a bank other than maib). In the case of dividends paid in cash, documents confirming their issue and proof of payment of taxes will be required.

For clients practising one of the legal professions: statement of the account where the income is received.
- For notaries: accounting documents attesting to the expenses of the notary's office must also be submitted.
- For clients with copyright assignment income: copyright assignment contract/certificate of the amount of income and statement of the bank account where the income is received.

For clients with income from rent/rent/lease: valid rent/rent/lease contract (registered with the SFS) and Release Orders/Payment slips for rent/rent/lease payments or statement of the account opened with maib or other financial institution, either in electronic or paper format.
- the statement of account is submitted in electronic format or on paper signed/stamped only if the income is received through banks in the RM other than maib.
- the bank has the right to request any other document in analysing and approving the client's request.
Mandatory annual property insurance
Once you have obtained a mortgage loan, it's important to insure the mortgaged property. There are two main types of insurance you can consider: mandatory home insurance and optional home insurance. The mandatory one is required by law and is necessary for all mortgaged homes. Its cost is on average 1000 MDL, depending on the mortgaged property. Optional insurance is a personal choice, but it can help you better protect your investment.
