A real estate loan can be obtained not only for the purchase of a house, but also for other purposes:
- buying a property;
- purchase of land for construction of an individual house;
- construction of an individual house;
- modernization of an existing house (finishing, extension).
Requirements
If you work within the territory of the Republic of Moldova:
- your official monthly salary or confirmed income is at least 6000 lei;
- you are a pensioner or your tenure at your current job is at least 6 months.
If you are a labor migrant:
- you work officially abroad;
- within 6 months, your official monthly salary was at least 500 euros.
Tariffs
If you work within the territory of the Republic of Moldova:
- up to 2,200,000 lei;
- for a period of up to 25 years;
- financing up to 100% of the property value.
If you are a labor migrant or receive money transfers from abroad:
- up to 2,200,000 lei;
- for a period of up to 25 years;
- down payment starting from 20% of the property value.
Commission:
- monthly servicing commission - 0%;
- loan issuance commission - 1%;
- early repayment commission - 0%;
- loan application processing fee - 0 lei.

The following documents are required for mortgage application:
Salary certificate
If income is confirmed through the State Tax Service database, presenting a salary certificate is not mandatory.
In other cases, a salary account statement or a salary certificate, the form of which can be downloaded here, must be provided. The certificate must be completed by the employer. The account statement can be obtained directly in Internet Banking or at the bank branch.
Property title deed
The property title deed and documents confirming the right of ownership to the pledged property can be obtained from the State Services Agency or the Territorial Cadastre Office.
The provided title deed must not exceed 60 days from the date of issue.
Appraisal report
The appraisal report for the property offered as collateral for the mortgage can be ordered independently. If you are applying for financing at the maib Mortgage Center, you can order the report right there.

Deposit agreement
A deposit agreement is required only if it is pledged.
Documents confirming the purpose of the loan
- preliminary purchase agreement;
- deposit agreement;
- receipt for the advance payment;
- receipt for the deposit payment.
Documents confirming the down payment
You can confirm the down payment with one of the following documents:
- receipt for the advance payment;
- notarized deposit agreement.
Documents confirming other incomes
- Agreement, officially registered with the State Fiscal Service;
- Bank account statement confirming receipt of amounts;
- Act confirming receipt of amounts.
- Bank statement for the last 12 months (the statement will be provided if dividends are accounted for in bank accounts; if they are registered with the State Tax Service, other confirming documents are not required);
- Declaration of a legal entity for profit tax for the previous year;
- Minutes of the General Meeting of members of the Company or Decision of the sole founder on the distribution of net profit;
- Accounting statements on the actual distribution of profits from previous years.
- The deposit must be opened in maib commercial bank and pledged for the requested loan.
- Contract for the assignment of copyright;
- Certificate of income from the assignment of copyright;
- Bank statement from maib or another financial institution.
- Identity Card
Appraisal report
The appraisal report for the property offered as collateral for the mortgage can be ordered independently. If you are applying for financing at the maib Mortgage Center, you can order the report right there.

Employment contract
The employment contract must be translated into the state language by an authorized translator, except for documents in Romanian, Russian, and English.
Service contract
The service contract must be translated into the state language by an authorized translator, except for documents from Romania.
Salary card statement
The salary card account statement for the last 3 months must be provided in paper or electronic form and must be translated into the state language by an authorized translator, except for documents from Romania.
Pay stubs
Pay stubs for the last 3 months provided on paper with translation into the state language by an authorized translator, except for documents from Romania.
Annual income statement
Annual income statement confirming tax payment from a foreign state, provided on paper, translated into the state language by an authorized translator, except for documents from Romania.
Receipts for money transfers
Receipts for transfers through money transfer systems from abroad to the Republic of Moldova, confirming the transfer to the same person in the amount of at least 500 euros.
Documents confirming the purpose of the loan

- Documents confirming the purpose of the loan (preliminary purchase agreement or agreement, deposit agreement or receipt for the deposit payment)
Receipts confirming money transfers
- Receipts for transfers through maib (minimum 200 euros) for the last three months, or
- Statement of account for transfers received through maib (minimum 200 euros) for the last three months.
